The development of 21-25 Bruton Place combined three existing mews buildings behind an attractive retained façade. Now completed, the building provides a mix of prime office and restaurant space across ground plus three floors, with a new exposed glulam and Cross Laminated Timber (CLT) extension and terracing at the top floor.
The design included a dedicated office reception at 25 Bruton Place, enabling access to the new primary stair and lift core to levels 1-3 above. Generous open floor plans traverse the three building frontages with excellent floor to ceiling heights, high performance “Crittall” style openable windows and enhanced finishes throughout.
Office areas are provided with all-electric heating and cooling systems, generous levels of natural daylight, enhanced mechanical fresh air provisions, a landscaped terrace at level 3 and green roofing above. Sustainable construction includes the use of timber throughout in both the primary structure and on-floor finishes (including soffits), with the development achieving Upfront Net Zero Carbon at completion and an EPC rating of “A”.
The project was recognised as a Finalist in the Building Magazine “Retrofit project of the year – Modern” category and is shortlisted for “Restoration Project of the Year” at the National Building and Construction Awards.
